Do you want to grow your money?

Ikaw ba ay isang seafarer o OFW o negosyante na may excess funds at nagtatanong kung saan ilalagay ang pera mo?

Lahat naman tayo ay gustong palaguin ang ating pera; gusto natin ma-invest ng tama. Pero ang parating tanong: saan ang pinaka-magandang  investment na merong magandang returns?”

Para sa akin, ang isa sa pinaka-top priority is property or real estate.  Bakit maganda ang investment sa real estate? Let me cite the following reasons:

Scarcity

In business, we have what we call supply and demand.  When the supply is great, and the demand is little, ano mangyayari? The prices go down kasi walang bumibili.

But when the supply is little, and the demands are great, what happens? Tumataas ang mga presyo. Madami kasing gustong bumili.

Ang lupa ay bagay na hindi pwedeng i-produce. Hindi ka pwede magtanim ng lupa at magpatubo ng lupa. Hindi ka pwedeng gumawa ng lupa. Ang lupa ay limited supply lang. Kapag nabili na ang isang partikular na lupa, hindi ka pwede magpa special order ng isa pa. You can never grow land.

Demand

When you say something is in demand, hindi mo kailangan i-convince ang tao na bilhin o gsatusan ang bagay kasi either kailangan nila ito, o gustong-gusto nila.

Lahat ng tao ay nangangailangan ng bahay at lupa. Hindi ito katulad ng ibang produkto na kailangan mo pang ipaliwanag bakit siya useful. Parang load ‘yan ng cellphone mo, hindi gagana cellphone ‘pag walang load diba?

And likewise, people need land so that they can build a house or building, para pwede magpatayo ng bahay o business.

It makes people rich

Sisimplehan ko na lang. Name me one billionaire na walang real estate business. Wala!

Si Henry Sy? Meron siyang SMDC.

Ang mga Gokongwei may Robinsons Land Corporation.

Ang mga Ayala may Ayala Properties.

If you noticed, lahat talaga ng bilyonaryo ay may real estate business.

So bakit napakaganda nga ng real estate? May sagot ang Colliers International Research. Let’s look at an example.

Kunwari bumili ka ng 1,000 square meter property sa Forbes Park noong 1962, na Php88 per square meter. Ang puhunan mo ay Php88,000, na sa tingin ko keri ng mga OFW or mga seafarer.

In 2008, yung Php88 per square meter, naging Php72,000 per square meter. So anong ibig sabihin n’yan? Yung investment n’yo na Php88,000 ay naging Php72,000,000, So your money multiplied 818 times from 1962 to 2008.

D ba kahit sabihin mo na 30+ years ka naghintay, grabe naging 818 times! Talo mo pa talaga ang negosyo.

Alam mo na wala kang katalo-talo talaga ‘pag dating sa property, because property appreciates in value over time. Lumalaki ang halaga ng lupa habang tumatagal. Name me a property na  talagang bumagsak, from the 1960s until now.

Magkano no ang Forbes Park ngayon? Umabot na sa tumataginting na Php250,000 per square meter.  Yung 1,000 square meters, times mo sa Php250,000. Ang halaga na ng property mo sa Forbes is how much? Php250,000,000!

Nagmultiply ang pera mo ng 2,840 times.

Let us say binenta mo ngayon yung lupa mo sa Forbes, meron ka nang Php250,000,000. With that much, you can live in comfort for the rest of your life!

I-time deposit mo na lang yung pera, na may interest ng 3% per year. Yung Php250,000,000 mo kumikita ng Php625,000 a month, a total of P7,500,000 per year. That’s really amazing!
